Our responsibilities during Residential or Commercial projects can be detailed over four stages:

Pre Planning Stage

Survey: 

  • Detailed site survey of existing building

  • Site & Photographic Survey including contiguous buildings
  • OSI map of property & immediate vicinity

Initial Proposal:

  • Existing plans & elevations,
  • Contiguous buildings represented
  • Proposed works to client brief
  • Plans & elevations

Extended Proposal:

  • Final proposal to client's satisfaction
  • Detailed Cross-Sectional Elevations,
  • Site plan
  • Boundary treatment
  • Garden & drainage layout

 

Preparation of Planning Application Stage

  • Six copies of all drawings for submission to Planning Authority (Ten copies for a Protected Structure)
  • Six copies of specification
  • Six copies of highlighted O.S.I maps
  • Completed Planning Application form
  • Planning Report 
  • SuDs Application
  • Local Needs Application (if required)
  • Fire Safety Certificate Application (if required)
  • Laminated Site Notice
  • Newspaper Notice

 

Tender Stage

Detailed Statement of Work:

  • Development of a detailed "wish list" for all building finishes such as flooring, tiling, kitchens, bathrooms etc. In addition, specification for all building completions and finishes
  • Supply of 3No. tender packages to builders for pricing

Commencement Stage:

  • Compilation of statutory documentation to Building Control Management System (BCMS) for commencement procedures
  • Design Stage Certificate & Calculations
  • Development of Inspection Plan to be implemented
  • Commencement notice to Local Authority

 

Building Stage

Construction Folder:

  • Drawings
  • Specifications
  • Project Particulars
  • Contracts
  • Schedule of Works
  • Planning Permission Conditions
  • Commencement notice

Supervision
