Pre Planning Stage

- Detailed Cross-Sectional Elevations,

- Boundary treatment
- Garden & drainage layout
Preparation of Planning Application Stage
- Six copies of all drawings for submission to Planning Authority (Ten copies for a Protected Structure)
- Six copies of specification
- Six copies of highlighted O.S.I maps
- Completed Planning Application form
- Planning Report
- SuDs Application
- Local Needs Application (if required)
- Fire Safety Certificate Application (if required)
- Laminated Site Notice
- Newspaper Notice
Tender Stage
Detailed Statement of Work:
- Development of a detailed "wish list" for all building finishes such as flooring, tiling, kitchens, bathrooms etc. In addition, specification for all building completions and finishes
- Supply of 3No. tender packages to builders for pricing
Commencement Stage:
- Compilation of statutory documentation to Building Control Management System (BCMS) for commencement procedures
- Design Stage Certificate & Calculations
- Development of Inspection Plan to be implemented
- Commencement notice to Local Authority
Building Stage
Construction Folder:
- Drawings
- Specifications
- Project Particulars
- Contracts
- Schedule of Works
- Planning Permission Conditions
- Commencement notice
Supervision
Implement inspection plan as required
